A.6 Internal mail service
The internal mail service comprises all services ensuring the dispatch and delivery of mail (including electronic mail) within buildings or property, such as:
delivery and collection;
distribution;
reception and transfer;
enveloping and franking;
A.7 Copying and printing
Copying and printing covers all services to ensure the readiness for duty of reprographic machines and the production of matter, such as:
provision, feeding, disposal and cleaning of reprographic and printing facilities;
functional tests of reprographic machines;
accounting of copying and printing costs;
printing and copying work.
A.8 Parking management
Parking management comprises all services to ensure the optimized use of parking space, such as:
accounting and management of ticket machines;
management of parking space;
Management of employee car pool or ride-sharing programs;
Management of employee vans or shuttles, connections to public transportation;
Provision of special parking needs (i.e. handicapped, customer parking).
A.9 Cleaning and upkeep
Cleaning and upkeep comprises all services relating to the cleaning and upkeep of buildings, property or grounds, such as:
routine cleaning;
cleaning of glazing;
cleaning of facades;
cleaning of grounds other than green areas;
cleaning of floors and surfaces other than the above;
Daily day porter services.
A.10 Security services
Security services cover all services to protect the building or property and their users from intrusion or access by a third party by deception or force, such as:
access control;
object surveillance;
security patrols;
locking-up services;
personal safety;
special surveillance;
fire services;
preventive fire protection;
Guard patrol, receptionist guard services;
Visitor access and control;
Video surveillance monitoring.
A.11 Removal services
Removal services cover all activities related to removals, such as:
analysis of the required transport and installation services;
scheduling and coordination of removal and installation work;
organization of any intermediate storage of furniture and interim problem-solving;
dismantling, transport, erection and commissioning of office furniture and information technology equipment;
acceptance of transport and installation services.
A.12 Goods and logistics services
Goods and logistics services comprise all services ensuring the dispatching and delivery of freight and other goods, such as:
reception of goods;
checking incoming goods;
administering delivery documentation;
packing outgoing goods;
completing delivery documentation;
contacting freight companies;
Dispatching goods;
Operating and maintaining of transportations systems.
A.13 Winter services
Winter services comprise all services to ensure safe access to buildings and property in the winter, in compliance with the legal requirements, such as:
gritting and snow clearance;
establishing zoned priorities;
provision of snow clearance equipment;
Maintaining detailed records of operations;
Operating and maintaining of equipment;
Delivery and storage of grit.
A.14 Central telecommunications services
Central telecommunications services comprise all services which ensure communications from a central point, such as:
operating a switchboard or exchange;
producing and maintaining an internal telephone directory;
recording charges (e.g. for private calls);
call centres.
These telecommunication services are intended solely to support business operations. They shall be distinguished from information management as specified in subclause 3.1.4.
A.15 Disposal services
Disposal services comprise all services necessary to ensure waste disposal in compliance with the legal requirements, such as:
collection, sorting;
transport;
treatment and interim storage;
consignment to the recycling process or final disposal.
A.16 Supply management
Supply management covers all services ensuring the supply of plant and systems with energy and with raw and auxiliary materials, and ancillaries, such as:
procurement;
storage/stockpiling;
allocation.
A.17 Space management
NOTE Space management covers the management of the available space in respect of its utilization and exploitation.
A.17.1 User-oriented space management
User-oriented space management incorporates duties, such as:
development of zoning plans, spatial coordination of operations and workplaces, ergonomic human engineering, optimizing space utilization and routing;
occupation and relocation planning.
A.17.2 Technical service-oriented space management
Technical service-oriented space management incorporates duties, such as:
space analysis of buildings in respect of technical installations, in particular the air temperature, air humidity and network connection requirements of rooms;
spatial coordination of user requirements to the services associated with technical building management.
A.17.3 Real estate-oriented space management
Real estate-oriented space management incorporates duties, such as:
apportionment of spaces and rooms into rentable units;
occupancy consultancy and control;
identification and evaluation of vacant property;
coordination of space requirements and service levels with leases and ancillary costs.
A.17.4 Documentation and information systems in space management
Documentation and information systems are often used for purposes, such as:
documentation of plans and alphanumerical data for space management (available letting space, documentation of occupancy levels or space for lease, occupancy layouts, cleaning plans, key plans, etc.);
incorporation of space-oriented documentation in a suitable computer-aided space management system;
incorporation of property administration procedures in relevant information systems (for lease administration, apportioning of costs according to area and charging systems);

selection of suppliers;
placing orders;
checking incoming goods and monitoring of services;
monitoring delivery deadlines;
checking invoices;
Considering tax regulations;
negotiate, develop, and manage contracts with vendors.
Budget and controlling
Budget and controlling covers all services revolving around the budgetary plan in the context of building management, such as:
drawing-up a budget;
ongoing monitoring of actual costs;
comparison of actual costs with projected costs;
indicating the need for corrective action;
benchmarking;
cost reduction and control programs.
Property accountancy
Property accountancy covers all services ensuring the correct bookkeeping of property, such as:
registering and updating all data relating to inventory and contracts;
account management;
preparing financial statements (rent, rent ancillary costs, other costs);
arranging and monitoring payments (including reminders).
Contract management
All services relating to contract management in the context of building management, such as:
